WHO WE ARE?

Who We Are

Properties Forward is a locally owned and operated property management company based in Grove City and built for Central Ohio. We're not a corporate operation with a call center. We're your neighbors, and we manage every property the way we'd want our own managed.

Experience You Can Count On

Our broker-owner, Kelly Hamilton, has been involved in property management since 2014. More than a decade in the industry shows up in the details: knowing which problems can wait and which can't, which vendors show up, and what keeps good residents renewing. Properties Forward is the property management side of Realty Forward, LLC, a licensed Ohio real estate brokerage.

What We Manage

We specialize in market-rate single-family homes and multifamily properties up to about 25 doors. No student housing and no campus properties. Just straightforward residential management, done right.

Where We Work

Our home turf is the corridor from Downtown Columbus south through Grove City to Ashville, and west out to London. We work throughout Central Ohio, but as a general rule we stay south of Polaris, unless we're talking about a portfolio.

Who We Work With

We're selective about the owners we partner with, and that's intentional. We work with people who take pride in their properties and are committed to providing quality housing. That shared standard makes everything easier: for us, for your residents, and for you.

How We Work

Our team is active across real estate and out in the field every week, not behind a desk. We lean on good systems to handle the routine work, like payments, statements, and maintenance requests, so that when something truly needs a person, we're available and ready. Running lean also keeps our fees reasonable, which matters to the kind of owners we work best with.
